Kiwi Newton Expansion in Guelph Supported by Province, Advancing Advanced Manufacturing for Housing

Kiwi Newton’s latest expansion in Guelph will strengthen advanced manufacturing capacity, support job creation, and expand the company’s ability to deliver modular and prefabricated construction at scale.

GUELPH, ON – March 18, 2026 – Kiwi Newton was pleased to welcome MPP Joseph Racinsky, Mayor Cam Guthrie, and Councillors Klassen and Bussuttil to its head office in Guelph to recognize the expansion of the company’s operations and the next phase of investment in its manufacturing capabilities.

The visit marked an important milestone for Kiwi Newton as the company continues to scale its operations in support of its mission: to provide high-quality, affordable, and sustainable construction at scale.

Kiwi Newton is undertaking this expansion through a $17.6 million company-led investment, supported by a $2.6 million interest-free loan from the Province of Ontario through the Southwestern Ontario Development Fund. The investment will strengthen Kiwi Newton’s manufacturing capabilities, increase production capacity, and support the continued growth of its Modern Methods of Construction (MMC) and off-site prefabrication systems.

The expansion includes new two-storey factory space, advanced equipment, and process improvements designed to improve productivity, precision, and quality in manufacturing. Once complete and fully staffed, this phase of the expansion is expected to significantly increase Kiwi Newton’s output for housing and other construction needs, supporting the construction of up to 50,000 square metres of residential space annually.

Additional phases are planned to bring the capacity to over 115,000 square metres (1.25 million square feet) of multi-unit residential construction while also simultaneously manufacturing over 2,000 stalls of parking structure buildings per year.

By increasing the amount of work completed in a controlled manufacturing environment, Kiwi Newton is strengthening its ability to deliver modular and prefabricated construction solutions with greater speed, consistency, and quality. This approach is especially important for housing, where the industry needs solutions that can improve productivity while also supporting long-term performance and sustainability.

That potential is already being demonstrated through Kiwi Newton’s energy-efficient affordable housing case study in Kingston, which shows how prefabricated construction can support housing that is both cost-effective and high-performing from an energy perspective.
