How long does it take to build a parking structure?

The average above ground parking structure, built using conventional poured-in-place concrete, can take anywhere from 18 to 24 months (and sometimes even longer) to build, depending on the type of parking structure construction method.

However, our modular parking structure system, the Kiwi CarPark,  can be constructed in much less time, sometimes up to half the time a double-tee or cast-in-place structure would take.


The unique Kiwi CarPark Parking Structure System offers a faster build due to the production of the pre-engineered modules in our precast plant, our process and on-site construction methods. This allows for the structure to be constructed significantly faster than traditional parking garages, which normally follow the on-site design, tender, contract and construction method.

The factors outlined below allow us to build parking garages in half the time.

  1. Prefabricated Concrete Construction of the Kiwi CarPark Parking Structure System takes place at our precast plant, which uses proprietary mix designs for the manufacturing of our high performance precast concrete products. This results ideal conditions
  2. The plant has an exceptional high quality control system, most of which can be operated remotely. The plant additionally allows for the safe storage of our products, while ensuring and maintaining accuracy and consistency.
  3. The plant has highly automated manufacturing equipment to help in productivity, quality and to ensure schedules are maintained.
  4. On-Site Construction Methods: Our construction process involves having all prefabricated materials delivered to site where they are then erected.

The shortened construction schedule of our product comes with many benefits, including cost efficiency, reduced maintenance costs, and greater flexibility.

Other Parking Structure Projects

Kiwi Newton was the Design-Builder on the parkade in downtown Guelph, Ontario. The parkade was designed for 496 spaces with additional space for public bike storage. The grand lobby, which exits into the core of the downtown, includes public restrooms, elevators and a naturally ventilated glass stairwell.

Kiwi Newton was the Design-Builder for the Humber College North Campus parking structure. The project was designed for 1,000 spaces with an additional 10,000 sf of retail and office space along the northwest edge. The project includes bicycle storage, electric vehicle chargers and a large grand lobby with elevators and a naturally ventilated glass stairwell.

This 7.5 multi-level above ground parking structure was constructed using the Kiwi CarPark Parking Structure System. A pre-engineered modular concrete structure consisting of open decks with 450 free span parking spaces.

The decks are constructed of High Performance Concrete (HPC) precast with no topping except at the joints, thereby reducing maintenance costs for the Owner.
